Cracks along cornices and ceilings are common in Queensland homes. Most are harmless, but some point to roof framing, tie-down or foundation problems.

Usually harmless

  • Fine cracks along cornice joints
  • Cracks that open and close with the seasons
  • Plasterboard joint cracks after a hot summer

Worth an inspection

  • Sagging ceilings or bowing plasterboard
  • Cracks that appeared after a storm
  • Ceiling cracks together with wall cracks or sticking doors
  • Water stains near the cracks

What we check

Roof framing, truss and tie-down connections, moisture, and whether the walls and footings below are moving.
